Golf course living is one of the fastest growing and most desirable sectors in the new home market. Sunset Ranch was partially inspired by this, but on top of all the green space the golf course provides adjacent to the project, there is also a sweeping view of the valley, mountains, the city, plus Okanagan Lake and Duck Lake.

The project is just over ten minutes north of Orchard Park, which is at the center and heart of the city. It is quiet and peaceful, giving the feeling that you are away from the hustle and bustle and more remote than you actually are.

Both Single Family detached Homes and side-by-side, semi-detached Town Homes are custom built to suit your needs, starting from $417,600*.

Driving to Sunset Ranch you pass orchards, farms and ranches. It’s not unusual to see horses and deer in the same pasture. The local ranchlands also have more exotic species such as emu, alpacas and burros, to name a few. Sunset Ranch is also home to Peregrine Falcons, Redtail Hawks, Great Horned owls and countless songbirds. 

It is easy to take advantage of the full scope that the Okanagan lifestyle has to offer. Outside your door nature beckons. The entire range of Okanagan outdoor activities is at your fingertips. World famous champagne powder skiing is equidistant at either Big White or Silver Star Mountains, within a 45 – 50 minute drive. Ancient Hills Estate Winery is the closest winery, less than 5 minutes away, just down the hill on Anderson Road. Well known, much awarded, Gray Monk Estate Winery is within a 10 minute drive. And all amenities are minutes from your doorstep.

In addition to the peace and serenity, but close proximity to everything, there are 5 golf courses within 5 minutes of the development. Of course, with the project built around Sunset Ranch Golf and Country Club, it is the quickest way for you to be able to tee off. That being said, it must be noted that half the residents in the development do not golf. They simply love all the green space that surrounds them, how quiet the area is, the fabulous panoramic views and proximity to all activities and amenities.

Sunset Ranch is a master planned, gated community providing consistency and cohesiveness for homes in the development. The topography provides a view from every lot. The entire development has been designed for maximum comfort, privacy, and separation. Every detail has been taken into consideration right down to light pollution. For example, when looking from your living space to your view, you will never see your neighbour’s living space.

Sunset Ranch has some of every demographic residing on property. We don’t have restrictions on who can live here. Because the Okanagan has been the playground for the rest of BC and Alberta for decades, we probably see around half of our residents coming from those areas. However, we have a large contingency of locals relocating, folks from the rest of Canada, the U.S., and even as far away as the U.K., Singapore and Abu Dabi.

The easiest way for you to start at Sunset Ranch is a reservation. That’s simply a refundable $1,000 deposit that holds a lot so someone else will not be able to scoop it from under you. Because no one wants to purchase something until they know what it costs, we then design your home with you to establish the cost of construction. If everything meets your budget and requirements, we can commence building your home. You can meet with any, or all, of our suppliers, which ensures that you can truly customize your home for how you live.

As a custom builder, virtually every option and upgrade in the market is available to you. We provide an upscale standard level of finish. You can then upgrade to the trendiest and most expensive the market has to offer, go tried and true classic, or be as frugal as you like by downgrading and receiving credits. All choices are yours.

Probably the most notable trend in new home construction is continually increasing energy efficiency. Our general manager keeps his finger on the pulse of everything “green”. Homes at Sunset Ranch have seen increased energy efficiency standards in so many ways, with improved building envelopes, higher insulation values, Low E windows with argon gas, higher efficiency furnaces, etc. Options include features like geothermal heating and cooling and solar hot water heating.

Our president and owner, Greg Bird, has been building homes and communities for over 30 years, beginning in the industry with family business Bird Construction. Then came his own projects in Edmonton and Canmore before taking over Acorn Homes here in Kelowna in 2000. 

Our projects in the Okanagan include Morningside, a sold out development in Glenrosa; West Avenue Lofts, a sold out condo project in Pandosy Village; Sunset Ranch, in north Kelowna nestled around Sunset Ranch Golf & Country Club: and Blackstone. You’ll also want to watch for three upcoming developments, a 110 acre project at McKinley Landing, the 60 acre McCoubrey Plateau project in Lake Country and “Osprey at Pandosy Village”, a 24 unit condo project.

You have six months to start building a Single Family detached Home on a lot after purchase. We know that some residents need time to put their affairs in order before they can start to build. However, we also know the other residents who are building (and especially when they have already built and are residing in their home), always want the community to be finished as quickly as possible, so dirt lots aren’t in their views for a lengthy period of time, and disruption from construction is limited. Setting the policy at six months to start construction means every home is finished in around one year and each stage is a community completed in a timely manner. Looking at the half of the project now developed you will see that every stage is an aesthetically pleasing, completed community with none of the residents having to wonder when construction noise will end and dust from empty lots will stop blowing around.

Unfortunately, there isn’t the same flexibility for semi-detached Town Homes. Because both homes are part of one structure, when the first purchaser, on either side, wants to have construction start on their home, both sides must receive a building permit and be constructed at the same time. 

Sunset Ranch is on a sewer system, not septic. The Regional District of the Central Okanagan is the governing body for the area, therefore implemented and manages the sewer system for the development. They provide and maintain the infrastructure to take sewage from Sunset Ranch to the City of Kelowna sewer system, it then continues on to the city’s treatment plant.

A Single Family detached Home will take around 6 to 7 months, a semi-detached Town Home will take around 7 to 8 months. That is the total time it takes from an agreement becoming unconditional. It includes designing your home with you, having drawings and blueprints drafted, applying for permit, and construction right through to taking occupancy. These times are approximate, they may vary depending on the contract changes you make and time of year for weather.

At Sunset Ranch every home is Craftsman style. All homes are also walk out ranchers. The main reason for this style of construction is that all of the property is sloped. If we build only walk out ranchers, every lot has a fabulous view because each home is positioned above the one below for a panoramic vista.

Walk out ranchers also ensure that you will not have to walk up stairs to get to your living space. Plus, the homes on property are “front loaded” – all homes face the same direction. This provides maximum privacy & separation for each resident in the neighbourhood. You will enter your home at street level through your front door, or garage, into your main living level. All your living space (great room, dining room, master bedroom and deck) is at the back of your home to take advantage of the view. If there is a home below you, that home is designed exactly the same way. It is more costly infrastructure wise, because you will now have a road in front of your home, for you to access your home, and another behind and below you, for the neighbour below to access theirs. But when you look down you will see the quiet front of that neighbours home. They will also be going to the back of their home, to do their living, for their view. This means you do not look onto the living space of the neighbour below. They will not be waving up at you from their deck, asking what you’re having for dinner on yours.

All lower levels are full basements. You will have the same footprint (amount of square feet) in your lower level as on your main level.

The smallest home allowable on property would have a footprint of 1200 square feet. Homes are all walk-out rancher style, with a full basement, so, for our smallest home plan, our price list reflects 1201 square feet finished up and 1201 square feet unfinished down. You have the option of finishing as much, or little, of the lower level as you require, whenever you require it. You are thereby able to make your living space whatever size you need very cost efficiently. We can finish lower level space for you, you can have it finished by another party, or you can finish it yourself. 

Acorn Homes is a custom home builder, so you can choose any size for your home, above 1200 square feet. Your home just needs to fit on your lot. There are over 20 standard Acorn home plans on our price list, varying in size up to 3200 square feet (with lower level finished). However, we are happy to help you modify any standard plan to suit your needs, quote on a home plan you bring to us, or entertain a completely custom home plan for you.

We have our own water source at Sunset Ranch. There is a massive aquifer below the golf course. Water is measured, monitored and tested regularly. All measurements indicate that there is water volume for the property in perpetuity. The water is basically pure spring water – excellent drinking water. There has never been turbidity in the water, or a boil water advisory, and because of the source, none are expected. The Regional District of the Central Okanagan is the governing body for the community and therefore manages the water system. Water is pumped up to a concrete reservoir at the top of the hillside and it gravity feeds to homes in the community.
